What is Project Hazelnut?

Project Hazelnut is a proposed data center technology campus located in Hazle Township, PA being developed by NorthPoint Development. The campus will consist of 15 data center buildings, a substation and switchyard and four ancillary buildings.

What does this mean for local economic growth?

Once development is complete, Project Hazelnut will support approximately 941 direct and indirect jobs located at the campus. In total, the campus' operations will support more than $82.4 million in labor income and $270.5 million in economic output each year. Construction of Project Hazelnut will support an annual average of $4.6 million in tax revenues for Luzerne County and its regional neighbors plus $6.6 million for the Commonwealth of Pennsylvania. Upon full build-out, annual operations will support an estimated $6.5 million in local tax revenues each year. Another $5.8 million will be generated for Pennsylvania and $19.6 million for the federal government.

Will the project impact our local potable water supply?

No. The project will not impact the residential water supply. No water will be pulled from wells and no potable water will be used for industrial cooling. The water used for cooling is sourced from the Greater Hazleton Joint Sewer Authority (GHJSA) and is only used seasonally during the hottest summer months, May-September. Typically, based on the area's weather, cooling water will only be used for the campus from October to April.

Besides jobs, what is the direct benefit to our community?

The project provides significant direct financial benefits to the township through fees and infrastructure investment. To date, over $7 million in permit and review fees have been paid to local and regional agencies. The project is also fully funding major upgrades to local sewer and road infrastructure that will add capacity for the entire community. We are working to conserve approximately 1,180 acres to offset the areas cleared for the project. We build partnerships with local vendors and trades that support the region and make meaningful community investments through charitable giving, non-profit partnerships and civic involvement by our team members.

Water Conservation: We will use zero local drinking water for cooling and will not tap into local wells.
Land Protection: For every 1 acre cleared, we conserve 2 acres. Nearly 700 acres will remain completely undisturbed open space.
A Quiet Neighbor: Sound at the property line will be no louder than a quiet library. All lighting is "dark sky compliant" (shielded and pointed down).
Clean Air: Powered by the electrical grid. Emergency generators use ultra-clean (Tier 4) technology, drastically outperforming federal emissions standards.
